Future inspi­ra­tion from Munich

The VALDIVIA team was once again repre­sent­ed at EXPO REAL 2025 in Munich – Europe’s lead­ing trade fair for real estate and invest­ment. We can look back on sever­al inten­sive days full of exchanges, inspi­ra­tion and future prospects.

Tradi­tion­al­ly, the trade fair began for us on the eve of the event with the Valdivia Board Room Lunch at Käfer Wiesn-Schänke – a special, exclu­sive setting for person­al exchanges and cross-indus­try networking.

With Daniel Bauer and Antho­ny Baum­ruk, Valdivia was on site in dialogue with deci­sion-makers, investors and devel­op­ers – discussing the topics that are current­ly driving the industry.

The double transformation

EXPO REAL 2025 was domi­nat­ed by a double trans­for­ma­tion –  both from an ecolog­i­cal and struc­tur­al perspective.
Decar­bon­i­sa­tion, ESG and climate resilience are shap­ing the ecolog­i­cal tran­si­tion, while digi­tal­i­sa­tion, flex­i­ble living concepts and the conver­sion of exist­ing prop­er­ties are driving struc­tur­al renewal.

At the same time, the market envi­ron­ment remains chal­leng­ing: high inter­est rates, a short­age of skilled work­ers, bureau­cra­cy and a lack of hous­ing are weigh­ing on projects. Inno­va­tion and polit­i­cal deci­sions are crucial to balanc­ing sustain­abil­i­ty and growth.

Sustain­abil­i­ty & decarbonisation
CO₂ reduc­tion and ESG crite­ria have become key eval­u­a­tion crite­ria. The ener­gy-effi­cient reno­va­tion of exist­ing build­ings remains a key factor for progress.

Automa­tion, smart build­ings and data-based plan­ning are shap­ing the new effi­cien­cy agen­da. AI and digi­tal tools create trans­paren­cy and new control options.

In addi­tion to resi­den­tial prop­er­ty, logis­tics, retail (“food-anchored”) data centres and hotels are very stable indeed and today a main asset class with resilient demand.

Market and sentiment

After years of uncer­tain­ty, the indus­try is now more real­is­tic. Many market partic­i­pants have adjust­ed their strate­gies, stream­lined cost struc­tures and are invest­ing specif­i­cal­ly in future-orient­ed areas.
At the same time, foreign capi­tal is once again flow­ing more strong­ly into Germany – espe­cial­ly in the resi­den­tial invest­ment sector, which is consid­ered stable and attractive.
